Construction work on the mixed-use Barwa Al Sadd project is more than 88% complete with the mega complex expected to be ready for occupation by next year, Gulf Times has learnt.
“Construction work now stands at 88.65%, with the completion forecast for the second quarter of 2011,” an official of the parent-company Barwa Real Estate Company (Barwa) said yesterday.
Work on the 27,000 sq m project in Al Sadd district began in the first quarter of 2007, and involves building of the tallest towers in the area, complete with luxury apartments, offices and a shopping mall.
It consists of four towers connected to a 10,000 sq m shopping mall.
“Of the entire developments grand total of 200,000 sq m, the towers will be the tallest in the Al Sadd district, 55,000 sq m of those will be dedicated to cutting-edge office space available for rent. Four residential buildings will also be developed to include 250 luxury apartments, private clubs, a nursery, an impressive library and elegant visitors area,” Barwa’s chief of special projects had said at the project’s unveiling.
The shopping mall will be located at the ground and mezzanine levels of the building’s podium. Located above it will be three office towers, two of 21 floors and one 18 storeys high. The residential building consists of two- and three-bedroom units.
The main contractor for the project on Suhaim bin Hamad Street (C-Ring Road) is Midmac Contracting Company, while Samko International Co is the MEP contractor. Renowned Doha-based firm, Arab Engineering Bureau (AEB) is the consultant while Chinese firm CNYD (Shenyang Yuanda Aluminium Industry Engineering Co Ltd) is providing material for the facades, which cover an area of about 67,000 sq m.
According to CNYD, both the middle towers (2 and 3) are 94.75m high, with Tower 1 standing at 85.5m and Tower 4 at 82.75m.
Barwa Al Sadd’s completion in 2011 will be the second for the company in the year, as the mammoth 2.7mn sq m Barwa City, one of the biggest housing projects in Qatar, is also expected to be completed.
The 128-building Barwa City (Phase 1) will be able to accommodate 25,000 residents at 3,888 three-bedroom, 1,096 two-bedroom, and 1,024 studios totalling 5,968 units.
In 2010, Barwa completed and handed over Barwa Masaken (formerly Barwa Housing Programme) Al Sailiyah compound to pre-screened tenants. The previous year saw the handover of Barwa Mesaimeer, which has more than 900 houses.
